RESTRICTIVE COVENANTS

Homes in Golf View are subject to Restrictive Covenants.  The Covenants were created and imposed by the developer in the platting process and are filed in the land records in and for Hennepin County.  Following are some key covenants. This is not intended to be an exhaustive list. In the event of a conflict or omission, the original Documents apply.

  • Any external changes to a homeowner's property, including but not limited to paint, siding, fences, gazebos, dog kennels, mailboxes, large ornaments, material landscaping and building additions must be approved by the Architectural Control Committee.  Please see Architectural Controls below.

  • Satellite dishes are restricted.  Specifically, it “may be located so that it is not visible from adjacent homes.”

​

  • “No garbage ... or refuse receptacle shall be placed or left on any lot so as to be exposed to view...”  The Board interprets that to mean that dumpsters for projects with a reasonable end date are okay, but permanent outside storage of any refuse, whether in or out of a container, is not. In addition, that means that garbage, recycling and compost containers must be kept in the garage, or on a place on the property that can not be seen by neighbors or from the street. On garbage pick up day, receptacles should be placed on the street in the morning and returned to the garage on the same day.

  • “No on-site unhoused storage will be allowed for excess material, infrequently used vehicles, snowmobiles, boats, trailers, campers, motor homes, golf carts and other stored seasonable equipment.”   The Board interprets that to mean that leaving a boat in one's driveway for a week here and there while it's being used in the summer is okay.  Getting it out of storage in May and leaving it in the driveway until October is not.  In addition, the City of Plymouth has an ordinance against parking cars, trailers, boats and other vehicles on the street over night.

  • Aspiring Airbnb landlords: “No house, garage or lot may be leased for a period of less than 30 days.” 

​

  • Cedar shake roofs are mandatory on all buildings on the land, including storage sheds and gazebos.

​

  • Nuisances: “No noxious or offensive activities shall be carried on upon any lot, nor shall anything be done thereon which may be or may become an annoyance or nuisance to the neighborhood.” 

​

  • Yard signs are prohibited, except for signs advertising a home for sale, temporary garage sale signs, those allowed per state statute in a general election year,  and others expressly approved by the Architectural Control Committee.  Additional guidance is here.

ARCHITECTURAL CONTROLS

The Golf View HOA Declaration of Covenants requires that any additions, removals or other changes to the exterior of a building must be approved by the Architectural Control Committee (“ACC”). This requirement for approval includes changes in color or other appearance, and to the addition of fences and other structures.

The Architectural Change Guidance document available by clicking the button below provides guidance to homeowners as to materials, colors, and design that would likely be approved by the ACC. This document is provided as planning guidance only, and does not supersede the need for approval by the ACC.  If there exists any conflict between this document and the Declaration of Covenants, the language of the Declaration of Covenants shall apply.
